Raleigh/Durham (the Triangle), Albuquerque, and other
high cash flow areas or strong economic markets. |

20-100+ Unit Apartment Complexes. Will consider a package
deal of SFH, Duplex, Triplex and Quadplexes, or small
apartments if the price and terms are right, but prefer
20-50+ unit multi-family. Undervalued Class B and C
preferred. |

Up to $1M with 90% owner financing (100k down). We
will work with wraps and consider lease-options as well. Prefer 5+ year owner
financing terms amortized over 30 with a competitive
interest rate that is significantly lower than the CAP
rate.

actuals (including allowances for true vacancy rates,

properties that are just poorly managed. Will consider
fixing a place up only if the return appears to be

We prefer to be in a desirable emerging or transitional
neighborhood. We want to stay out of war-zones, dead
areas with no traffic, and areas with declining
