Markets Oklahoma City Metropolis, Tulsa, Dallas/Ft. Worth Metropolis, San Antonio, Tampa, Buffalo, Rochester, Raleigh/Durham (the Triangle), Albuquerque, and other high cash flow areas or strong economic markets.
Type 20-100+ Unit Apartment Complexes. Will consider a package deal of SFH, Duplex, Triplex and Quadplexes, or small apartments if the price and terms are right, but prefer 20-50+ unit multi-family. Undervalued Class B and C preferred.
Price and Financing Up to $1M with 90% owner financing (100k down). We will work with wraps and consider lease-options as well. Prefer 5+ year owner financing terms amortized over 30 with a competitive interest rate that is significantly lower than the CAP rate.

Offers will be based on the area CAP Rate on verified actuals (including allowances for true vacancy rates, maintenance, repair, and property management rates).
CAP/NOI CAP 10%, 24% ROI. (34% in weaker markets).
Cash Flow Require a MINIMUM of $12k/year upon purchase after paying mortgage and all expenses (including vacancy and maintenance withholdings and property management) on a 500k property. 24k/yr on $1M, etc.
Discount Looking to purchase properties for 10% under true market value. (30% in weaker markets).
Economic Range We prefer an apartment complex in the low end of the middle of the market. (Lower end of the average property, not low-end property).
Condition Looking for little to no deferred maintenance. We prefer properties that are just poorly managed. Will consider fixing a place up only if the return appears to be great. Minor repairs only. Construction 1980+.
Age Less than 30 years.  Construction 1980+.
Location We prefer to be in a desirable emerging or transitional neighborhood. We want to stay out of war-zones, dead areas with no traffic, and areas with declining population.
Construction We prefer brick and other low-maintenance construction.
Occupancy We prefer occupied properties with low-vacancy.
Features We prefer a mix of 1-3 bedroom units. Should have laundry room if washer-dryer hooks ups are not available.
